A fresh proposal for a small residential development offering complete affordability has been put forward in Nuneaton.

The scheme seeks permission for 33 dwellings on a plot situated off Plough Hill Road in Galley Common.

According to the planning submission, the project would occupy the present Plough Hill Farm Cottage grounds, located to the south of Polar Avenue, with the existing farm structure set to be removed.

The plans indicate this would be an entirely affordable undertaking comprising maisonettes alongside two-bedroom, three-bedroom, four-bedroom and five-bedroom properties.

The submission notes that the residential scheme represents a density appropriate for the surrounding neighbourhood.

It explains that the site arrangement has been conceived to maximise efficient land use, honour adjacent developments and address the site’s particular characteristics.

The primary vehicle access would be from Polar Avenue along the northern edge. From this entry point, the layout has been arranged to achieve optimal connectivity to the substantial land area.

This principal access route would serve the majority of homes, with various private drives extending to form appealing and welcoming dead-end streets.

Mature vegetation along the boundaries and around the watercourse would be preserved wherever feasible.

The documentation highlights the zone designated for the entirely affordable scheme on land off Plough Hill Road.

The submission adds that the Plough Hill development constitutes a thoughtfully designed and sensitively integrated addition to the established neighbourhood.

The configuration and appearance address the triangular form of the plot and its setting, with construction concentrated in the northern section to establish a defined entry point and preserve the transition towards the town boundary. Mature trees, hedgerows and the eastern portion of the watercourse would be maintained to protect the landscape character and wildlife habitat.

The proposal is currently under review by planning officials at the Town Hall.
